Fewer Manhattan sellers slashed their listing prices in June as demand surged and the sales market approached more normal levels of activity.

The Upper East Side-Carnegie Hill saw the most cuts once again, but the total of 162 cuts was down from 175 previously. Turtle Bay-East Midtown landed the second spot again, and also saw a slight drop to 141 cuts from 147. All of the other neighborhoods that saw the most listing cuts were also in Manhattan.

In its monthly price drop report, RealtyHop identifies neighborhoods with the highest total number of price cuts. It also highlights areas with the biggest percentage drop in median price, and the biggest median dollar price drop.

The listing with the biggest dollar cut was a landmarked Upper West Side townhouse with a $5,005,000, or 20 percent, drop to $19,995,000. The apartment with the highest percentage drop was a two-bedroom, one-bath condo in FiDi. A Staten Island house on a 10,000-square-foot lot and two Upper East Side medical offices also made the list of highest percentage cuts.

This single-family building saw a $5,005,000 cut to $19,995,000. Known as the Kleeberg Residence, the landmarked building is currently under construction with approved plans for nine bedrooms, 11 baths, two offices, a pool, basketball court, and theater.

This four bedroom, four and a half bath saw a $3,500,000 cut to $35,000,000. The penthouse has custom hardwood floors, dual terraces, floor-to-ceiling windows, Miele and Gaggenau appliances, Savant smart-home controls, built-ins, central air, and storage units. The building has a doorman, gym, pool, garage, and roof deck.

This five bedroom, seven bath saw a $3,500,000 cut to $59,000,000. The penthouse is being sold for the first time. It has a private elevator entrance, stone floors, floor-to-ceiling windows, wood beams, moldings, stainless steel appliances, granite countertops, a media room, gym, central air, and a Creston system. Amenities include a garage, gym, pool, and laundry room.

This seven bedroom, nine bath saw a $3,150,000 cut to $16,800,000. The co-op has an entrance gallery, marble and hardwood floors, wood-burning fireplaces, stainless steel appliances, custom built-ins, central air, a billiard room, laundry room, storage units, and wine cellar. Amenities include a doorman, bike storage, and gym.

This four bedroom, five bath saw a $2,855,000 cut to $14,995,000. The condo has high ceilings, hardwood floors, Gaggenau appliances, floor-to-ceiling windows, central air, an in-unit washer and dryer, and private patio. Amenities include a doorman, gym, pools, playroom, and business center.

This two bedroom, one bath saw a 29 percent drop to $1,345,000. The condo has high beamed ceilings, hardwood floors, large windows, integrated appliances, recessed lighting, central air, and private storage units. Amenities include a doorman, gym, pool, bike storage, and a laundry room.

This medical office space saw a 29 percent drop to $1,400,000. It has 2,800 square feet featuring three baths, a kitchenette, exam rooms, labs, and offices.

This one bedroom, one bath saw a 25 percent drop to $895,000. The condo has hardwood floors, oversized double-pane windows, Miele and Liebherr appliances, a walk-in closet, storage space, and an in-unit washer and dryer. Amenities include a roof deck, gym, pool, garage, and bike storage.

This four bedroom, two bath saw a 25 percent drop to $560,000. The house sits on a 10,000-square-foot lot with a driveway, garage, and protected wetland in the back. The house needs a renovation and can also be subdivided according to the listing.

This medical space saw a 23 percent drop to $795,000. It is currently configured with a reception space, surgical theater, offices, exam rooms, baths, and powder rooms.
