5 Manhattan apartments renting for under $3,500
The median rent for a Manhattan apartment in November was $3,360 a month, according to a recent report from Douglas Elliman.
Here are five studios and one bedrooms that fall close to that dividing line.

100 Riverside Blvd., Lincoln Square


This 760-square-foot one bedroom condo unit (also shown at top) has hardwood floors, granite countertops in the kitchen, a marble bathroom, and in-unit laundry. The apartment is in a pet-friendly white glove building with a gym, a movie room, a playroom, a billiards room, a business center, and a full-time doorman and concierge. The place is listed for $3,495 a month, and is within walking distance of Lincoln Center and Riverside Park.

240 Central Park South, Midtown


Listed for $3,461 a month, this renovated studio offers hardwood floors, a wood-burning fireplace, and three closets. The 625-square-foot apartment is in a building with a 24-hour concierge, a gym, a rooftop lounge, and a deck overlooking the park. There’s no broker’s fee.

340 E. 52nd St., Midtown East

This $3,375-a-month prewar one bedroom has a sunken living room, beamed ceilings, and an updated kitchen with marble countertops and stainless steel appliances. The unit is in pet-friendly building with a part-time doorman, a central laundry room, and pick-up/drop-off dry cleaning service. There’s no broker’s fee.

44 Downing St., West Village

This one bedroom has hardwood floors, custom cabinets in the kitchen, exposed brick walls, a built-in desk in the bedroom, and a large storage locker in the basement. The five-story building it's in has 20 apartments in all, and was built in 1900. This unit is listed for $2,600 a month.

1 Irving Pl., Gramercy Park

This alcove studio has a kitchen with a granite breakfast bar, hardwood floors, and a new marble bathroom. It’s in Zeckendorf Towers, a full-service luxury condo building with a free health club with a gym, an aerobics room, a sundeck, and a 60-foot pool. It’ll cost you $2,995 a month.
