First, the caveats: If you're considering making an offer on this $1.573 million two-bedroom, two-bath co-op in South Harlem, note that since it's an HDFC, there are income restrictions. Specifically, if you're a single person, you can't make more than $80,160, if there are two people in the household, you can't make more than $91,680; for three, the income cap is $103,080; and a family of four can't make more than $114,480.
But assuming you qualify, and you're a fan of explosed brick, this generously sized apartment may be right for you.
Located on the extra-wide Adam Clayton Powell Boulevard near 110th Street, the apartment has a partial side view of Central Park (see below).
The large living room/dining area feels loft-like, with beamed ceilings (and spotlights hidden between them), and an open kitchen that features stainless steel appliances.
The apartment has been given a cosmetic facelift, but also has updated wiring and plumbing. There's also a washer and dryer in the unit and recessed lighting on dimmers throughout.

An added bonus: The building is pet-friendly. And, at least according to the listing, it has excellent financials (the fact that the montly maintenance is just a smidge over $1,000 seems to support that claim). To be able to afford it, you're going to need a decent nest egg—since your salary is restricted—but if you're lucky enough to have substantial savings, an open house visit may be in order.
