This Gramercy Park studio co-op looks to be a bit on the small side, but there’s still lots to recommend it. For starters, the apartment at 210 East 15th, #5J is in a great area, close to Union Square and the East Village. And at $469,000, it’s also a steal for the neighborhood, where the median price for a studio at the moment is $612,000.
The south-facing living space, which appears to be about 240 square feet according to the floor plan, is stylish, but as it’s set up right now, the room seems a tad cramped. The foyer is larger than most, however, and there's room for a storage piece there.
In the living space are bright white walls and a gray feature wall, currently showcasing an array of photographs behind the couch. A sectional sofa, a coffee table, a large bed, and a desk by the window eat up a lot of the space as it's staged now. More compact furniture would create more room.
There are also yellowish parquet floors underfoot that seem a bit outdated, but they look to be in decent shape..

The slim pass-through kitchen has lots of cabinets (including a single frosted-glass fronted one where you can store your prettiest stemware), stainless-steel appliances (including a dishwasher, which isn’t always a given in a studio apartment), a gray tile floor, and an eye-catching backsplash that adds a pop of personality to the somewhat simple area. There’s also a small breakfast bar.
The white-tiled bathroom was recently updated, and it looks to be in good condition, if a bit humdrum. There’s a large vanity for toiletry storage and a tiled floor. The lighting does seem a little harsh, but that can be easily remedied with a different fixture, or better yet, sconces next to the medicine cabinet.
The apartment is in Parc Fifteen, a full-service building with a 24-hour doorman, a live-in super, gym, a laundry room, a bike room, parking, and a roof deck.
The building is pet-friendly, and allows co-purchases, gifting, parental purchasing, and up to 75 percent financing. Guarantors are considered on a case-by-case basis. Maintenance is $931 a month.
The apartment is a few blocks away from Union Square.
