School's in: A sampling of apartments zoned for the city’s high-scoring public schools
A lot goes into pinpointing the perfect school for kids: academics, attendance, campus, class size, community, administrative staff and, for some, test scores. These family-sized apartments are all zoned for elementary schools with test scores among the highest in the city (based on the recently released New York State math and English Language Arts tests). While BrickUnderground does not advocate choosing a school based on test-scores alone — we all know it's much more complicated than that — it’s one place to start. [Note: For the purposes of this story, we did not include Gifted & Talented or Charter schools which may or may not be zone-dependent and follow their own application processes for entry.]

This two-bedroom, one and a half-bath co-op in the PS 158 catchment area (where 78.9 percent of students passed English language arts, aka ELA, and 87 percent passed math) is on the top floor of a pre-war elevator building with south-facing views. It also has a flexible layout that can be reconfigured as a three-bedroom, should the need arise.
Zoned for Greenwich Village’s popular PS 41 (which saw 78.4 percent of students passing the ELA and 87.1 percent passing math), this just-renovated two-bedroom, two-bath in an elevator building has central airconditioning, its own washer and dryer, appliances by Sub-Zero, Bosch and Bertazzoni, plus a landscaped roof deck and a live-in super. And it’s no-fee!

Parents are known to seek out apartments in this Upper East Side neighborhood specifically in order to send their kids to PS 6, where 75.5 percent of students passed the ELA and 85.6 percent passed the math exam. This co-op would fit the bill with its two bedrooms (each with its own en-suite bath), open kitchen with a Viking stove and Sub-Zero fridge and enormous private terrace.

This three-bedroom, one-and-a-half-bath duplex in the Greenwood section of Brooklyn has a washer and dryer, a shared backyard and Manhattan skyline views. And it’s zoned for PS 172, a school in which 75.7 percent of students passed the ELA and an impressive 98.3 percent passed the math exam.

Strong scores—81.3 percent of students passed ELA and 83.6 percent passed math—is making PS 107 an ever more popular choice for Park Slope parents. This 1,180 square foot, three-bedroom, two-and-half-bath condo with a new kitchen, in-unit laundry and views is perfectly situated within the school’s zone.
This 1,492-square-foot prewar doorman rental has three bedrooms, two-and-a-half baths, a terrace, a washer and dryer and lots of period details, like beamed ceilings crown moldings and hardwood floors. But its proximity to PS 199 (where 73.8 percent of students passed the ELA and 87 percent passed the math exam) may just be one of its biggest selling points.
