Having trouble selling your apartment? Listing photos that are less than perfect could be the culprit. Try some of these photo-staging tips from the experts at Gotham Photo Company to make your space stand out from the rest.
- Fix problems: Are there water stains, floor marks or missing pieces of molding in your apartment? Call in a handyman ASAP to right those cosmetic wrongs, so would-be buyers seeing your photos won’t worry about other potential problems throughout the unit.
- Skip fluorescent lights:Compact fluorescent bulbs might be better for your wallet (and the environment), but they create an unappealing greenish tint in photos. Use halogens or traditional incandescent bulbs for picture day, instead.
- Remove removable storage:Extra shelving units, rolling racks and baskets are red flags to prospective purchasers that your place lacks adequate storage space. Take them out unless they actually add to the décor, like a hollow ottoman in your living room.
- Show off what makes your apartment special:If your view of Central Park is a key selling point, make that clear with a pic that displays the park prominently in the background. The rest of the photos can be more general—the bedrooms, the bathrooms, etc.—but make sure to include at least a shot or two that clues buyers in to what it is that makes your space unique.
