Finding an apartment with a separate room or nook for a home office is on many New York City buyers’ wishlists right now, since a majority of the city’s office workers will continue to work from home for the foreseeable future.
But most NYC apartments don’t have a separate home office, so you need to scan listings and see if the dining room or a small bedroom has the potential to be used for work space. Also consider whether an alcove, dressing room, or other nook is large enough to be used as an office—and forgoing a standard desk in favor of a wall desk can afford you more room. (Or you can do what one New Yorker did and use your treadmill as a desk to log lots of miles during Zoom meetings.)
Listings usually will indicate whether an apartment has some kind of workspace. There are currently over 50 apartments on StreetEasy with office space for under $1,000,000—an important pricepoint that enables you to avoid the mansion tax.
