Now that the weather’s getting colder, a wood-burning fireplace, like the one at this Upper East Side studio, 215 East 73rd St., #2D, would probably be a great asset. But that's not the only clever feature here. The 612-square-foot apartment also has a separate dining alcove so you won’t have to figure out how to cram a table into the living room. There's also a custom-designed Murphy bed, and two closets (including one walk-in). It’s listed for $495,000.
When you enter the apartment, there’s a real foyer where you can set up a small table to drop your stuff when you come in the door. To the left is a small coat closet, and to the right is a huge walk-in closet with a California Closet design that should hold the rest of your wardrobe.
Next up is the windowed kitchen, a smallish, but nice-looking space that was recently renovated and has brand-new white cabinetry (including a single-row wine rack), what appears to be tile flooring, and slate gray quartz for the countertops and backsplash. There are also new looking stainless steel appliances—including a dishwasher—but it looks as though there isn’t enough room for a full-sized fridge in here, which could be a major problem for foodies.
Just outside the kitchen is what’s being billed as the “dining alcove,” a petite space with just enough room for a tiny round table and a few chairs.
The living/sleeping area is open and airy, with high beamed ceilings, wood floors, large windows on two sides, white walls, the wood-burning fireplace surrounded by a brick mantel that’s also been painted white, and a taupe-and-white-striped feature wall behind that hearth that shouldn’t work, but does.

As it’s currently set up, there’s room for a couch, two chairs, and a coffee table. There’s also a custom wall bed in the corner concealed behind a tall white cabinet.
The bathroom has also been updated, and looks clean and bright, with white tiles and soft gray paint on the walls, a new dark-wood vanity with lots of storage space, a new medicine cabinet, and new contemporary-looking lighting up top. In addition, the original cast-iron tub has been reglazed.
The studio is located in a pet-friendly prewar co-op building just a five-minute walk from the Q train at 72nd Street. It has a 24-hour doorman, a full-time super, a backyard garden, a gym, a bike room, storage, and a central laundry room. Maintenance is $1,239 a month, and includes electric, water, and the gym. Pieds-à-terre are allowed, as are washers and dryers.
