We like the fact that this studio in Lenox Hill—available March 1 for $2,395 a month—is in a condo building because it comes with some of the high-end features that you don't always find in a rental, such as name-brand appliances (Smeg oven, Bosch dishwasher, Duravit soft-close toilet), and swank finishes (bamboo floors, floor-to-ceiling windows, Kohler bathroom fixtures). On the other hand, sometimes renting from an individual apartment owner means less service, if they're not equipped to deal with issues like a professional landlord.

The second-floor apartment—at 350 East 62nd Street, between First and Second—also comes with a roughly 115-square-foot sleeping loft that's a mere 5'6" tall. (So, basically, vertically gifted tenants need not apply.) The good thing about moving the bedroom onto its own level, of course, is that you can reserve your living room for entertaining and hanging out. One downside, however, is that it's right above the kitchen. With no windows, we can imagine your dinner smells rising into the sleeping area and lingering.

The living area, though small, has a big window that would let in sunlight, though we shudder to think of the hassle (and cost) of getting blinds to cover its unusual size. It's also got those classic pre-war high ceilings that keep the space feeling open. We'd put a couch and a small dining room table inside to make the room feel like it's doing double duty.

Also, the studio comes with an unusual three closets, including a walk-in on the main level and a second on the loft level.

The apartment is in a six-story, pet-friendly building with a doorman, laundry and a live-in super.

The price seems about right for the neighborhood, as according to StreetEasy, the median price for studios in the neighborhood is $2,495 a month. Remember, though, that this place comes with a broker's fee (probably around 15 percent of the yearly rent).
