5 rent-stabilized NYC apartments for under $3,000 a month
Finding a rent-stabilized apartment in New York City is a big win, especially in today’s competitive rental market, because these coveted units promise two things: Limited rent increases and automatic lease renewals.
That’s because a landlord can only increase your rent at lease renewal time by the amount set by the Rent Guidelines Board. The most recent guidance allows for increases of 3.25 percent for a one-year lease and 5 percent for a two-year lease, which is the biggest hike in a decade.
But these increases are still a far cry from the 20 to 50 percent rent hikes some market-rate renters are experiencing. And because a landlord must offer you a lease renewal (except in extreme circumstances, like if you’re violating the terms of your lease, or in rarer situations, like the landlord’s family member needs the apartment).
How can you find these apartments? Do a keyword search on listing sites like StreetEasy for “rent stabilized” because there isn’t a specific filter for these listings. A recent search turned up just over 115 rent-stabilized apartments across the city, mostly in Manhattan, Brooklyn, and Queens.
